Roof Replacement

A Disciplined Standard for Total Roof Restoration

Replacing a commercial roof is a vital act of stewardship that requires a partner committed to structural integrity and long-term value. We identify the technical truth beneath your existing layers, engineering a replacement system that resolves old vulnerabilities and secures your facility for the next generation.

Our internal, master-certified crews navigate the complexities of a tear-off with quiet professionalism and minimal disruption to your operations. By pairing heavy-duty materials with our seasoned craftsmanship, we turn a necessary project into a high-performance asset that stands the test of time.

Our Process

Every replacement starts with an honest read on repair versus replacement, then a straight quote with no down payment required until the day we start. Once we’re on your roof, we manage the work daily to keep disruption to your operations to a minimum.
First Contact
Our front desk asks whether you need a re-roof, a repair, or an inspection, and gets the basics on your building.
Estimator Visit
You’re routed to an estimator who visits the building, walks the roof, and gathers what’s needed to put together an honest recommendation.
Quote Presented
We total up the cost of repair versus replacement and give you a straight answer on which makes more sense for your building and your budget.
No Down Payment
Once you accept, we schedule the work. There’s no down payment required until the day we start, and invoicing begins when work does.
Minimal Disruption
Our crews work section by section during tear-off to minimize disruption to your business below and coordinate no-work zones. We keep you informed from start to completion.

A Chance to Fix What Wasn't Working

A replacement is a chance to correct whatever wasn’t working on the old roof. We’ll walk you through whether TPO, EPDM, modified bitumen, or standing seam metal makes the most sense for your building going forward.
Featured Project

Electric Works

This was a roof replacement project on the three largest buildings, 19, 26, and 27, of the Electric Works redevelopment campus in Fort Wayne. As with every replacement we take on, we gave an honest read on what the buildings needed, worked to minimize disruption to daily operations during tear-off, and didn’t require a down payment until the day we started. It’s the kind of project that shows what a straightforward, no-surprises replacement looks like on a large, active campus.

Frequently Asked Questions

Answers to the questions we hear most from building owners and managers.
How do you determine if a roof needs replacement vs. repair?
We won’t know for certain until we’re standing on the roof. We inspect for specific deficiencies (how thin the membrane is, any holes, how old the system is), total up the cost of repair versus replacement, and give you an honest read on which makes more financial sense. We’ve turned down replacement jobs where the honest answer was that a repair would extend the roof’s life for a fraction of the cost.
How long will the job actually take, and when can you start? How noisy will it be, and can we keep operating day-to-day during the work? How much staging space will you need on the ground? And just as important, are you getting a high-pressure sales pitch or an honest assessment? At CMS, you get the honest assessment, not the sales pitch, and there’s no down payment required until the day we start.
Lack of preventative maintenance is the biggest one. A roof needs an inspection at least once a year. Beyond that, leaks left to fester and do more internal damage, other trades damaging the roof during unrelated work, foot traffic wearing down the membrane, and inadequate perimeter securement that can’t hold up in a high-wind event, often the result of a previous contractor cutting corners on manufacturer specs.
How disruptive tear-off can be, both the noise and the debris. We’re demoing an existing roof and installing new, so it isn’t quiet, and it does produce material that has to be managed and cleaned up daily. We plan around your operations as much as we can, but it helps to set expectations up front.
