Single-Ply

Modern Protection Guided by Generational Integrity.

Single-ply membranes have become the modern standard for commercial protection, offering a versatile and durable shield for your facility. At CMS Roofing, we combine these high-performance materials with the disciplined craftsmanship that has defined our family for over a century. That craftsmanship is why installation, not just material choice, determines whether a single-ply system holds up on your roof for the long haul.

The Right Material for Your Specific Mission.

Every building has its own unique needs, and we believe in providing the “Technical Truth” to help you choose the right system. Whether it is the heat-reflective benefits of TPO, the time-tested resilience of EPDM, or the chemical resistance of PVC, we guide you toward the most sensible ROI for your facility. We analyze your structural load and environmental exposure to recommend a system we can stand behind for decades.

Features and Benefits

Single-ply roofing membranes combine durability, efficiency, and affordability into one reliable roofing system. Explore the key features and benefits below to see why single-ply is a smart investment for long-term protection.
Fewer Seams
Single-ply membranes come in wide sheets, which means fewer joints across the roof surface.

Fewer seams mean fewer opportunities for leaks, giving you a clean, watertight barrier that holds up for decades.
Flexible Strength
These membranes expand and contract with temperature changes without cracking or splitting.

Whether it’s summer heat or winter cold, they move with the building, staying durable through harsh weather.
Lower Cost
Single-ply systems are lightweight and faster to install.

That means quicker project timelines, less labor expense, and easier repairs down the road.
Energy Efficiency
TPO and PVC systems are naturally reflective.

They bounce sunlight away instead of absorbing heat, keeping buildings cooler, lowering energy costs, and easing the strain on HVAC systems.
Featured Project

Dreyers Grand Ice Cream

This was a single-ply roofing project for Dreyer’s Grand Ice Cream, a food production plant right here in Fort Wayne where the work underneath the roof never stops. With production lines, refrigeration equipment and strict sanitation standards below, there was no room for leaks or shortcuts. We installed the membrane system to the manufacturer’s exact spec and detailed every curb, penetration and edge to last. It’s the kind of project that shows what a properly installed single-ply roof can do for a building that can’t afford downtime.

Frequently Asked Questions

Answers to the questions we hear most from building owners and managers.
How do you decide between TPO and EPDM for a single-ply roof?
It comes down to economics and site conditions first. EPDM is generally our preferred system, and TPO tends to cost less. If your building sees a lot of falling debris from trees or hail, EPDM is more forgiving and holds up better. If you deal with standing water, TPO is the better fit. We’ll also look at what’s already up there, a TPO roof can’t have metal installed over it, but a metal roof can still take a TPO retrofit.
Not always. Architectural specs often default to TPO, but here in northern Indiana we have more heating days than cooling days, which actually makes EPDM the more energy-efficient membrane for this climate. We use both interchangeably depending on the building.
That it’s less durable or less efficient than TPO. In practice EPDM has a longer proven track record. Non-reinforced EPDM stays flexible and moves with the building over time, where TPO can crack or spider-web later in its life.
No. A common assumption is that TPO is close to indestructible once it’s up, but damage still happens (a contractor slicing the membrane during unrelated work is a common cause) and it still needs regular maintenance like any other system.
